Basement Conversion: Case Study 1

Basement Conversion

Mr & Mrs L wanted Bristol Builders Network (BBN) to transform their basement from a damp, unused space to a comfortable living space to relax in. A basement conversion would allow full use of all areas of their family home. The family wanted to add extra living space, such as an entertainment room, to their home. However, they wanted to do this without dramatically changing the existing exterior of the house.

The clients needed a well-lit basement living space. To ensure this, it had to have direct access to the back garden of the property. Their goal was to replace the existing dark cellar space with compromised headroom with something they could use and enjoy on a daily basis. BBN provided the clients with all the services and workmen they needed to build their basement conversion. These services included painters, builders, plasterers and architects.

With all the workmen and services provided by Bristol Builders Network, the overall cost and the timescale for the conversion were cut down.  Timekeeping and communication were excellent throughout all stages of the building works. Local tradesmen worked together in an efficent and time-effective manner to ensure the very best aesthetic results were acheived. Mr and Mrs L were elated with the new basement. The commented that they would thoroughly recommend BBN to anyone. Asked why, they said the work was efficient, carried out in a timely manner. But. most importantly, all the tradesmen used were polite and tried their utmost to keep dirt and dust out of the main areas of the property.

Basement Conversion : Pricing

Our price at BBN for converting an existing cellar is between £750-£1400 per square meter. This conversion was priced at £950 per m2 meaning the 20 m2 conversion cost the client £19,000. However, the conversion significantly improved the value of their home. Asides the extra room that the family could enjoy on a daily basis, their conversion also added significant value to their home. This would come in handy in the future, if they decided to put their family home on the market.

Basement conversion’s that require having the floor level lowered, underpinning an existing or digging a new basement space and underpinning would be a lot more expensive per square meter for a client. When choosing a basement conversion of this type, it is always advisable to calcuate the added value the conversion will bring to the property. Other conversions such as a loft conversion, or even an extension from BBN can often provide a more lucrative alternative.
