Home Builders : Choosing a Plot for your New House

Having your new house built for you by local home builders is exciting. Never again will you have to compromise on the size of the kitchen or the colour of the bathroom suite. You can pick and choose everything down to the very last detail for your new home. But, before you get ahead of yourself, you need to think about where to build your home. If you are opting for design and build as opposed to off-plan, you will need to find the perfect plot of land. In this article we will look at how to ensure you choose the right spot.

Home Builders : Where to Build Your new Home

Searching for a plot of land is rather like looking at second hand homes. The difference is however that you don’t have much to look at. You can’t fall in love with a plot of land in the same way you can a home; that is unless you fall in love with the view. So, what should you look for when choosing a plot of land?

Price

Like with second hand homes, the prices for plots will vary greatly. There will of course be a reason for a big difference in price. With a second hand home, the property may need renovating. So, why would a plot of land be too cheap? There are many reasons, and these start with the fact that the land may not be for sale for development. Firstly, you need to make sure that you can actually build on your chosen plot of land.

Once you are sure that there are no restrictions on building, you should look for other clues. Is a new motorway due to be build right next door? Is the plot in a neighbourhood with a bad reputation? Or perhaps the plot is on a steep slope and is north facing, neither of these being a good idea for building a home.

Surveys

When choosing a plot of land to build on, you should always have surveys carried out. BBN can put you in touch with the best professionals for the job. If the water table is high up on the land, any home built could suffer from rising damp. If the soil is unsuitable for excavation and building, it may need to be treated.

Location

Location is of course a very important factor when choosing a plot of land. A cheap plot of land may not be near public transport, local amenities, or good schools. If you are looking for a rural plot, like we said before, make sure it can be developed and is not in a conservation area. Plots of land vary in price in the same way homes do; the bigger, the more expensive, and the better the area, more so. So, before you snap up a bargain plot you have seen for sale or at auction, do your homework and make sure that it really is the ideal plot of land for your home builders to construct your new house on.
